Updates to FEMA Flood Insurance Rate Maps for all locations in Hamilton and across Essex County are currently pending and will become effective on July 8, 2025.
These revised maps are important because they help property owners, insurers, and others understand flood risks across a community. At Annual Town Meeting, Hamilton residents approved amendments to the Zoning Bylaw to account for these changes and to ensure the Town of Hamilton remains part of the National Flood Insurance Program (NFIP) and the Community Rating System. Participation in the program provides property owners more affordable flood insurance and helps the community manage and reduce flood risks.
The Planning and Land Use Department has consolidated information on where property owners can find information related to flood maps in the attached document. The document includes instructions to access existing and pending flood insurance maps on the Internet. It also provides links to the Essex County Flood Insurance Study, a technical report from which the FEMA flood maps are based. Finally, it some includes information on how property owners can initiate a challenge a flood hazard determination with FEMA.
